What is Block Management?

Block Management is an extension of Property Management on a larger scale. This mainly covers the communal areas of residential properties and but can also include commercial units where space is shared with other properties. A key aspect of Block Management is managing maintenance and repairs, building insurance, heating and cleaning of communal parts, lifts, concierge staff, lighting, etc.(Block Management for landlords)

Block Management can cover anything from a period conversion property that has more than one leasehold property, all the way through to purpose-built Block Management where there could be anything up to 500+ leasehold properties. This type of management requires excellent attention to detail, organisation, professionalism, good communication skills, and dedication.

As a leasehold property owner sharing communal areas, there is nothing more frustrating than maintenance issues not being addressed promptly. The role of a Block Management company is to keep frustration to a minimum and to make sure these issues are dealt with quickly, undertake routine inspections while making sure the balance-sheet remains in the positive.

A key-role in Block Management is balancing the books and making sure that service charge payments are made by leaseholders, as well as ensuring the building is maintained as per lease requirements. To do this effectively, a good understanding of leasehold matters is crucial, as is the preparation of annual accounts in line with the RICS Service Charge Residential Management Code.
